After living here for over a year I still regret moving into Dublin farms. I know it’s tempting with how much space you get and how cheap the rent is, but just know it’s cheap for a reason.
My number one issue with this place is the lack of humanity. From both management, Maxx pm, and the residents. I personally have had: TWO vehicles broken into (over 2k in damages), three times property vandalized, multiple packages stolen, and countless hidden fees and charges.
I’ve would’ve ended up saving more money if I moved somewhere that had a higher rent and a better quality of living.
I’m counting down the days until my lease ends so I can finally live and be treated like a human being.

We moved out of our place a couple months ago and instead of writing a review immediately, I gave myself some time to calm down and think about the pros and cons of living here.
Pros: •Pricing- we were able to rent a 3 bedroom with a garage here for much cheaper than most other places were asking which was a huge bonus
• playground and workout room- while there weren’t many amenities, we had a playground we could walk to every day which was great. They also had a workout room with a couple treadmills and weights which was usually empty so we could workout alone which was great.
• seemingly thick walls- we never heard our neighbors so either they were quiet or the walls are thick.
• updated- you could tell the place was built with cheaper materials (especially flooring) but it was all updated and looked very nice
•pet friendly
•great upkeep of the exterior grounds
Cons: •deposits and the money hole it is to move in/out- you have to pay a pretty hefty deposit here which you can kiss goodbye. That would be fine except I had to clean the whole place upon move in due to it being cleaned only at a surface level. We ended up having to move to a different state before our lease was up and there was zero negotiation for our circumstance upon moving out. Move out fees cost 3 months of rent plus whatever other fees they deem fit to throw at you. That’s in the lease so I understand, had we been planning on moving out before the lease was up we probably would have prepared for that. I assumed a portion of these fees would go towards the cost of whatever fixes and cleaning had to be done upon move out but I’m pretty sure they just pocketed it because of our deposit. We spent an entire day deep cleaning, patching every single nail hole, paint matching and touching up where was needed (much of which was not caused by us but we decided to help out anyway). We left the place looking at least twice as good as it did upon move in. We were so excited when we got an email saying they needed our new address for our deposit return which ended up being a whopping… $26!! Makes me wish we didn’t put that much effort in especially after already having paid over $5000 in move out fees. Also looking at those charges made me upset as well because some of the things they charged us for were issues that we had called about or that were preexisting. Other charges were for fixing or cleaning things we had already fixed and cleaned.
•maintenance- I’m pretty sure they only have one maintenance guy in charge of multiple properties. Any requests we put in would go unfulfilled for weeks or months and the guy seemed very overworked.
• nobody else is allowed to use your parking- you have a parking spot assigned which is great, and they give you a tag to keep in the car so they know you can park there. My mother came to visit us so we gave her the tag so she could use our spot (as there is minimal visitor parking) and they towed her in the middle of the night. We thought someone stole her car when we woke up. That was a very shitty experience that I feel like should never have happened, especially since people had parked there without our permission multiple times and nothing was done.
Overall, the homes themselves are decent for the price you pay and I didn’t mind living there, but they don’t seem to really care about the residents and are money hungry.

I just recently moved out Dublin Farms and while we didn’t get our deposit back i completely understand the charges that came after. They were reasonable and we owed less than 100 after our deposit. I think the Facebook pages and reviews scared me in thinking I was going to owe thousands. Sam was a great resource for us through living there and the townhome itself wasn’t terrible. Yeah they were made with cheap materials but it’s one of the best prices you can find these days. There’s really no amenities though which is why I gave 3 stars. You have to bring your own washer and dryer, no pool, visitor parking is non existent and the gym is incredibly small. But, it’s a quiet and fairly safe neighborhood and it fit my family of 4 very comfortably. Just do your research if needed but I’d rent again if I was in the market for renting.
